I·Revenue Management Services

Every big hotel has a revenue department.
Yours has a rate you set last spring.

The same department, built for an independent hotel, run by an operator inside rules you set.

Here is what happens when no one owns the pricing: the rate gets loaded once, the booking sites set the real price with their promotions, and the busy weekends sell out at a Tuesday rate. Revenue Management Services is the person whose whole job is the price of every room, every night, and the desk behind them, for a fraction of what hiring one costs.

Every client starts with the free audit. One flat monthly fee after it, nothing on commission.

10+ years · 50+ hospitality properties · 20% average revenue lift*

*At hotels that had never done revenue management before RHG set the rates.

II·The gap

What a revenue manager
does all day.

At a big hotel, one person owns the price. At most independents nobody does, and the owner or the manager gets to it when the front desk is quiet. Here is the job:

  • Reads what booked overnight, every morning, and acts on the dates booking too fast or too slow.
  • Moves the price of every room, every night, on every site you sell on.
  • Prices the wedding, the team and the buyout so a group never fills the hotel at a loss.
  • Works the booking sites as a cost line, and moves guests onto your own website.
  • Answers for the number every month, against your market, not just last year.
The Lincoln, Marfa, Texas · nobody in that seat
270
more room nights sold in year two, at lower rates, for the same revenue. Pricing by feel.
$59
more a night guests paid on Expedia than the hotel's own website was asking for the same room.
$55K to $185K
a year in room revenue found, on a $444,000 base.

The best reviews in town, a score of 41 out of 100. Not a bad hotel: a hotel with no one pricing it.

III·A fraction of the cost

Hire one, or have one.

$85K to $100K

a year in salary alone, for a decent full-time revenue manager. That is before payroll taxes, benefits, the software and the months it takes to hire and train one.

Hire a revenue manager
  • A full salary, plus payroll taxes and benefits
  • The software, on your card
  • Months to find one and train them
  • Nobody pricing when they are sick or on vacation
  • Gone when they leave, and so is what they knew
Have one with RHG
  • One flat monthly fee, nothing on commission
  • The software in your name, at partner pricing*
  • Set up in month one
  • A named person with a whole desk behind them
  • Everything we build stays in your accounts

A fractional revenue desk. A full-time salary pays for a seat. The property needs 25 to 30 hours a month of the actual work, and that is what we are built on.

*Special partner rates currently apply to Duetto and Hotelitix.

Book The Modern Hotel Audit

Free. No obligation, no pitch. Fifteen minutes to see whether the audit fits your property, and the two best fixes are yours either way.

V·A week with your revenue manager

What you get,
on the clock.

The same work a revenue department does at a big hotel, on the same rhythm. Each line says which plans include it; the audit tells you which plan you need.

  1. Every morning
    • What booked overnight, read and acted on.

Growth and In-House. Weekly on Essentials.

  2. Every day
    • Every rate reviewed and moved, inside the floors and ceilings you set.
    • On In-House, your prices checked three or four times a day, in your own system.

    Every plan.

  3. Every week
    • Your own website never more expensive than the booking sites.
    • The hotels you compete with: who moved, and what to do about it.

Every plan. A weekly call and report on In-House.

  4. Every month
    • A one-page report you can read on your phone.
    • A call to decide what happens next.

30 minutes on Essentials, 60 every two weeks on Growth, weekly on In-House.

  5. On a schedule in writing
    • Re-scored against your audit. The number has to move.

Every plan. On property each quarter on In-House.

And the work that is not on a clock
  • Every event, festival and holiday in your market priced before it sells out
  • Your booking-site listings scored and fixed
  • The direct-booking kit, then your booking engine and Google listing set up (Growth)
  • A rolling forecast and a yearly budget built with you (Growth)
  • Group-ready pricing and quote templates, so a wedding gets a priced answer (Growth)
  • A landing page, Google Ads and a new website in your name (In-House)
  • Your group offer, rate card and contract templates (In-House)
V.b·Your hotel, on your phone

A private portal
for every hotel we run.

You never have to wonder what your revenue manager did this week. Every client signs in to a private portal with their audit, their setup, their reports, and a button that reaches us from any screen.

Your score, and where the money is
Your audit lives here: seven scores, a grade, and a dollar amount on every finding.
Where you are, and what comes next
From the audit to setup to every day, you always see the step you are on.
Your revenue manager, one tap away
Ask a question from any screen. The answer comes back in writing, on the page and in your inbox.
Every report in one place
Your monthly reports, your rate plan and your signed agreement. Nothing lost in email.
The client's home page: welcome back, the step they are on, their revenue manager, and the setup board
The client's audit: a score out of 100, a grade, seven dimensions, and dollars on every finding
The real portal, shown with a made-up sample hotel. Its name and numbers are not a client's.

Every client starts with the free audit. It tells you which plan you need, in dollars, before you pay for any of it.

VI·How you start

Audit first. Then every day.

  1. Free
    The audit

Your hotel scored out of 100, every finding priced in dollars. It picks your plan.

  2. Month 1
    Setup

Your pricing system set up in your name, your rate plan built room by room.

  3. Months 2 to 4
    Running it

Daily pricing, the reports and the calls.

  4. Month 4
    First re-score

Then month to month, 30 days' notice. Six months on In-House.

No setup fee. No percentage of your revenue. Nothing on commission. The fee is quoted after your audit, in writing, and the number we quote is the number on the invoice. After the first cycle, thirty days' notice ends the agreement, and you leave with every login, listing and document.

VII·Three plans

The kind of work sets the plan.
Not the size of the hotel.

One flat monthly fee for each, quoted after your audit. Project work is quoted on its own so the monthly fee stays honest.

Essentials

For one property, rooms bringing in roughly $300,000 to $600,000 a year, where nobody has ever run pricing as a job.

You stop guessing. Your rates move with demand every day, inside floors and ceilings you approve, so the festival weekend is never priced like a Tuesday in February and the slow Tuesday is never priced like a festival.

  • Your rates reviewed and updated every day, on every site you sell on, inside a floor and a ceiling you approve for each room type. Nothing goes below your floor without your sign-off.
  • Every event, festival and holiday in your market on a calendar, priced before it sells out.
  • A weekly check that your own website is never more expensive than the booking sites.
  • A weekly look at the hotels you compete with: when they move, and what to do about it.
  • Your booking-site listings scored and fixed: photos, descriptions, amenities, the facts that decide whether you show up.
  • The direct-booking starter kit: your booking engine checked, and three fixes that move more guests onto your own site.
  • A one-page report every month you can read on your phone in five minutes, and a 30-minute call to decide what happens next.
  • Re-scored against your audit on a schedule we put in writing. The number has to move.

Not at this level: answering group inquiries, running paid ads, or building a loyalty program. If the audit finds group business worth chasing, that is Growth or In-House.

Growth

For one or two properties, rooms bringing in roughly $600,000 to $1.2 million a year, or any owner who wants the daily attention and a forecast to plan around.

The strategies the big chains run, brought to your hotel. A forecast you can staff and budget against, the right mix of booking sites, more guests booking direct, and a disciplined, priced answer ready when a group calls.

Everything in Essentials, plus
  • A named revenue manager who knows your property. The person on your calls is the person moving your rates.
  • Every morning we look at what booked overnight and act on the dates booking too fast or too slow.
  • A rolling forecast of occupancy and revenue, and a yearly budget built with you.
  • Your booking sites worked as a cost line: which ones earn their commission, which promotions to run and which to turn off, and how to keep your direct share climbing.
  • Your booking engine and your Google hotel listing set up so direct bookings win.
  • Group-ready pricing: floors for group blocks, plain-language rules for when a group is worth displacing your regular guests, and quote templates so a wedding or buyout inquiry gets a priced answer instead of a guess.
  • Your business sorted into segments (regular guests, groups, negotiated accounts, extended stays) and reported every month.
  • A 60-minute call every two weeks. Same monthly report, same re-score.

Not at this level: a call and a written report every week, your landing page and ads, or the group offer, contracts and listings built in your name (that is In-House). Project work like a loyalty program, guest database and email, a website rebuild, or renegotiating booking-site commissions is quoted on its own.

In-House

A six-month commitment to start: two build months, three months running, the first re-score. Then month to month on 30 days' notice.

Built for rooms bringing in $1.2 million and up a year, 30-plus rooms, or meaningful group and event business. By application. Very large or multi-property situations are quoted individually.

Done for you, done with you. We work inside your own revenue system every day, make the pricing decisions daily, and build your property's demand infrastructure in your name, while you are taught the decisions as we go. A team member without the payroll, HR, insurance or taxes.

Everything in Growth, plus
  • In your revenue system every day, with our models and team checking your prices three or four times a day.
  • A weekly call and a weekly report.
  • A landing page for your property, and Google Ads set up and taught to you.
  • A new website for your property, designed and built by us and hosted in your name, so the monthly website subscription goes away.
  • Your group offer and your group rate card.
  • Sales contract templates.
  • Listings on the channels where group and negotiated business is found.
  • You are taught the decisions: how to answer an RFP, how to compare a group piece of business against the transient rates it displaces, and when to say no.
  • Quarterly on-site visits, with travel and accommodations provided by you.

Not at this level: outbound selling on your behalf, and nothing on commission. Project work is quoted on its own.

No software is included in the fee. A revenue management system is required on every plan. We are signed partners with Duetto, Lighthouse and Hotelitix. The audit picks the one that fits your hotel, set up in your name at partner pricing.* If you already run a revenue management system you prefer, tell us on the call and we will consider working inside it. *Special partner rates currently apply to Duetto and Hotelitix.

VIII·What you control

Your rules. Our desk.

  • You set the floors and ceilings for every room type. Nothing goes below your floor without your sign-off.
  • Any change reversed on request.
  • You see the reasoning behind every move in a shared log. The monthly report shows each win on its own line.
  • Your regulars get a protected rate. We manage everyone else.
  • Results are reported against your market, not just against last year, so a soft season is never dressed up and a good one is never claimed twice.
  • Named users, role-scoped logins, and access that ends the day you do.
  • On In-House, a weekly call and a weekly report, and a visit on property each quarter, with travel and lodging provided by you.
  • No software is included in the fee. A revenue management system is required on every plan. We are signed partners with Duetto, Lighthouse and Hotelitix. The audit picks the one that fits your hotel, set up in your name at partner pricing.* If you already run a revenue management system you prefer, tell us on the call and we will consider working inside it. Every rate plan, rule and piece of data we build lives in your account and belongs to you.
  • After the first cycle, thirty days' notice ends the agreement. No renewal to sign, no term to re-up.
IX·The AI question

Yes, AI prices hotels now.
We use it every day.

The question we hear most: can't software do this for me? Partly, yes. A good revenue system watches the market all day and suggests a price for every night. We run three of them, and we are signed partners with all three.

What the system can't do is know your hotel. It doesn't know the wedding block that will cancel, the road closure next month, or that your best reviews come from the rooms it wants to discount. Left alone, it prices to the market. Someone has to decide which suggestions to take, set the rules it works inside, and answer for the result.

That is the job. The AI does the counting, and we make the call. Our models and our team check your prices three or four times a day, every day, in your own account.

The system

What the AI does

  • ·Reads every competitor rate, every day
  • ·Forecasts demand from how fast you are booking
  • ·Suggests a price for every night of the year
  • ·Flags the moment the market moves
The operator

What we do

  • ·Pick the system that fits your hotel
  • ·Set the floors, ceilings and rules with you
  • ·Take, change or overrule each suggestion
  • ·Fix what the software can't see: listings, channels, the booking engine
  • ·Answer for the number, every month
Our revenue system partners

Signed partners with all three. The audit decides which one fits your hotel, set up in your name at partner pricing.* No software is included in our fee.

*Special partner rates currently apply to Duetto and Hotelitix.

  • Duetto
  • Lighthouse
  • Hotelitix

You could buy the software and run it yourself. Most owners who try end up with a very good tool nobody has time to open.

X·Who does the work

Adam Ramirez.
Operator first.

Adam has spent 10+ years opening, repositioning and running independent and boutique hotels, many of them in Palm Springs, and still prices hotels every morning. Ramirez Hospitality Group is how an owner gets that work without hiring for it.

The method is the product and it lives in your own accounts: every rate plan, rule and piece of data belongs to you. A second contact is named on every account. If you wanted to take it over tomorrow, you could.

XI·Common questions

Asked by owners,
answered plainly.

Why not just hire a revenue manager?

You can. A decent one starts at $85,000 to $100,000 a year in salary alone, before payroll taxes, benefits and software, and an independent hotel needs about 25 to 30 hours a month of the actual work. Revenue Management Services gives you a named person and the desk behind them for one flat monthly fee, and everything we build stays in your accounts.

Will you price me out of my own market?

You set the floor and the ceiling for every room type. Nothing goes below your floor without your sign-off, and every change is logged with the reason. Your regulars get a protected rate.

Can't AI do this for me?

It can do half of it, and we use it for that half. Duetto, Lighthouse and Hotelitix all price with AI, and we are signed partners with all three. What the software can't do is know your hotel, set the rules it prices by, or answer for the result. That half is the job: our models and our team check your prices three or four times a day, every day, and the flat monthly fee pays for it.

Do you take a commission?

No. A flat monthly fee, quoted after your audit. Nothing on commission.

How will I know it was you and not the market?

Your results are reported against your market, not just against last year: your share of the market's revenue, split into rate and occupancy, net of commission. The baseline is fixed in the audit before we change anything.

Do I need new software?

No software is included in the fee. A revenue management system is required on every plan. We are signed partners with Duetto, Lighthouse and Hotelitix. The audit picks the one that fits your hotel, set up in your name at partner pricing.* If you already run a revenue management system you prefer, tell us on the call and we will consider working inside it. *Special partner rates currently apply to Duetto and Hotelitix. We set it up and run it in your name, and it stays yours.

What is the catch with the free audit?

At the end we ask whether you want help fixing the three lowest scores. The report is yours either way, including the two most valuable fixes written out in full.

Why a four-month start, and six on In-House?

Because the first month is all setup and the fourth is your re-score. On In-House the build takes two months, so the first re-score lands in month six. Judging the work before the first cycle is complete would be judging the setup, not the result. After that it is month to month with thirty days' notice, and we would rather earn the next month than lock you into it.

What if it does not work for us?

You see the reasoning behind every rate move as it happens, and your first re-score puts a number on it. After the first cycle, thirty days' notice ends the agreement and you leave with every login, listing and document.
