I·The Modern Hotel Audit · A free hotel revenue audit

Everyone who calls wants to sell you software.
I want to show you what your hotel is worth. Free.

An operator who has worked the desk and set the rates, not a sales deck with a logo on it.

I have worked the front desk and I set rates every morning. The Modern Hotel Audit scores your hotel out of 100 across seven areas and puts a dollar figure on every miss, with the evidence behind each number. The Lincoln, Marfa scored 41 and we found $55,000 to $185,000 on a $444,000 base. Nothing to buy. The two most valuable fixes are yours to keep, whether we work together or not.

For independent hotels, motels and inns doing $400,000 a year or more.

II·The evidence

The Lincoln, Marfa, Texas. The best reviews in town and a 41 out of 100. The audit found $55,000 to $185,000 a year, and exactly where it was hiding.

The best-reviewed hotel in town, priced beneath a boutique motel, its own guests paying $59 more a night on Expedia. An A-grade asset with the revenue function missing.

Free. Scored out of 100, every finding priced in dollars, the two most valuable fixes yours to keep.

III·How it works

One audit. The whole property,
scored, and sized in dollars.

Your property scored out of 100 across seven areas, each against what a well-run independent of your size can actually do, every finding priced in dollars with the evidence behind it. The two most valuable fixes are written out in full, yours to keep whether we work together or not.

This is not a software scorecard. The person who would price your rooms builds it, from your exports and live rate shops, and you can check every number against its exhibit.

Every finding is tagged to the cheapest plan that captures it, so the plan decision is arithmetic, not a pitch. The catch, in full: at the end we ask whether you want help fixing the three lowest scores. That is the whole catch.

How it runs
01
Intake

A short questionnaire, your PMS exports, and a voice memo on what keeps you up at night.

02
Recon

Rate shops, channel captures, and market data, all timestamped, none of it needing anything from you.

03
Score

Thirty-five checkpoints, seven grades, one composite, dollars on every finding.

04
Deliver

A scored dashboard and a written report, with the evidence behind every number.

Two free moves, every audit

The two highest-value quick wins, given away in full. Not the two cheapest.

For The Lincoln: reprice the dates that always sell out (New Year's Eve was selling at $149; a $279 floor with a three-night minimum) and add the $35 pet fee the market's default pet hotel had never charged. Roughly $14K a year, handed over before any signature.

Fifteen minutes on the phone, then the audit runs on our side. You pick the time.

IV·The AI question

Yes, AI prices hotels now.
We use it every day.

The question we hear most: can't software do this for me? Partly, yes. A good revenue system watches the market all day and suggests a price for every night. We run three of them, and we are signed partners with all three.

What the system can't do is know your hotel. It doesn't know the wedding block that will cancel, the road closure next month, or that your best reviews come from the rooms it wants to discount. Left alone, it prices to the market. Someone has to decide which suggestions to take, set the rules it works inside, and answer for the result.

That is the job. The AI does the counting, and we make the call. Our models and our team check your prices three or four times a day, every day, in your own account.

The system

What the AI does

  • ·Reads every competitor rate, every day
  • ·Forecasts demand from how fast you are booking
  • ·Suggests a price for every night of the year
  • ·Flags the moment the market moves
The operator

What we do

  • ·Pick the system that fits your hotel
  • ·Set the floors, ceilings and rules with you
  • ·Take, change or overrule each suggestion
  • ·Fix what the software can't see: listings, channels, the booking engine
  • ·Answer for the number, every month
Our revenue system partners

Signed partners with all three. The audit decides which one fits your hotel, set up in your name at partner pricing.* No software is included in our fee.

*Special partner rates currently apply to Duetto and Hotelitix.

  • Duetto
  • Lighthouse
  • Hotelitix

You could buy the software and run it yourself. Most owners who try end up with a very good tool nobody has time to open.

V·Who it is for

Independent hotels, motels and inns doing $400,000 a year or more.

One property or several, as long as you own the rate strategy.

It is not for franchised or brand-managed properties, where the flag sets the pricing rules. It is not yet for properties under $400,000 a year, where a monthly revenue manager does not pay for itself; the free downloads cover the same methods we use, and they are yours either way.

It is not for an owner who wants to keep making the pricing decisions. The audit exists to hand that work to someone who does it every morning. And it is not for anyone looking for a cheap fix. We are not the cheapest option, and we are not trying to be.

What 15% looks like at your size
A $400K hotel
+$60,000

a year at 15% · about $5,000 a month

A $750K hotel
+$112,500

a year at 15% · about $9,400 a month

A $1.2M hotel
+$180,000

a year at 15% · about $15,000 a month

Our average is 20% at hotels that had never done revenue management. The tiles use 15% on purpose, so the number you see is one we would rather beat than explain. Your audit prices three cases from your own PMS data, conservative first.

V.b·The operator's method

You are not hiring a spreadsheet.
You are hiring someone who ran the desk.

The audit is built by hand by someone who has done every job in a hotel: the front desk at eighteen, the guest scores on a 255-room property, the pro forma for the bank, the construction, the reopening. That shows up in how the audit is done.

  1. 1

    Shop like a guest.

Your rates are shopped the way a guest finds them: on your site, on the booking sites, on the phone. If a guest can find a cheaper way in, so can we, and it goes in the report with a screenshot.

    Eighteen, at the front desk
  2. 2

Read the reviews like an operator.

Guests tell you what they would pay for. The audit reads every review for the things that earn rate: the welcome, the pool, the breakfast, the quiet. A hotel guests love and underprices is the most common finding we make.

Guest scores on a 255-room property
  3. 3

Price the market, not the calendar.

Every market has its own answer. A mountain town, a desert resort and a city hotel do not sell the same way, and the audit says which strategy fits yours: group or single-night, which booking sites, which rate.

    A portfolio across four markets
  4. 4

Let the software do the math.

The revenue system watches the numbers all day so the desk can go back to the guest: the welcome, the walk to the room, the handwritten note. Technology is there to make the hospitality bigger, not smaller.

    Self check-in through a pandemic
  5. 5

Numbers you could take to a bank.

The projections in the audit are built the way a lender reads them, because I have sat on the owner's side of that table. Conservative case first, evidence behind every figure.

    Five openings, financed
  6. That is who you would be working with: the person who prices your rooms, not a team you never meet.

VI·Who does the work

Adam Ramirez.
Operator first.

Adam has spent 10+ years opening, repositioning and running independent and boutique hotels, many of them in Palm Springs, and still prices hotels every morning. Ramirez Hospitality Group is how an owner gets that work without hiring for it.

The method is the product and it lives in your own accounts: every rate plan, rule and piece of data belongs to you. A second contact is named on every account. If you wanted to take it over tomorrow, you could.

VII·Common questions

Asked by owners,
answered plainly.

Why is the audit free?

Because it is how we show the work before you pay for anything. The score, the dollars and the two fixes are built by hand, and they are yours either way.

What is the catch with the free audit?

None. At the end we ask whether you want help fixing the three lowest scores. That is the whole catch. Every finding is tagged to the cheapest plan that captures it, so if you do want help, the decision is arithmetic, not a pitch.

Can't AI do this for me?

It can do half of it, and we use it for that half. Duetto, Lighthouse and Hotelitix all price with AI, and we are signed partners with all three. What the software can't do is know your hotel, set the rules it prices by, or answer for the result. That half is the job: our models and our team check your prices three or four times a day, every day, and the flat monthly fee pays for it.

Do I have to buy software?

No software is in the audit. No software is included in the fee. A revenue management system is required on every plan. We are signed partners with Duetto, Lighthouse and Hotelitix. The audit picks the one that fits your hotel, set up in your name at partner pricing.* If you already run a revenue management system you prefer, tell us on the call and we will consider working inside it. *Special partner rates currently apply to Duetto and Hotelitix.

Will you price me out of my own market?

Floors and ceilings are yours to set. Nothing goes below your floor without your sign-off.

What do you need from me?

A short questionnaire, your PMS exports, and a voice memo on what keeps you up at night. The rate shops, channel captures and market data are ours to gather, all timestamped, none of it needing anything from you.

Is my hotel the right size for this?

The audit is for independent hotels, motels and inns doing $400,000 a year or more. Under that, start with the free downloads; they cover the same methods. Room count should not stop you from calling.

VIII·Next step

Tell me about
your hotel.

Your next 90 nights are being sold right now, at whatever rate is loaded. A few questions, then pick a time for a 15-minute call. If it is not a fit, I will say so.
